Mount St. Mary's University HVAC Technician II in Emmitsburg, Maryland

The HVAC Technician II is responsible for the installation, maintenance, repair, and operation of heating, ventilation, and air conditioning (HVAC) systems across campus facilities. Working under the direction of the Maintenance Manager and/or Master HVAC Technician, the incumbent will perform skilled work in troubleshooting, diagnosing, and resolving HVAC equipment malfunctions, ensuring compliance with safety standards and regulatory requirements. This role is responsible for collaborating with other maintenance staff and contractors as needed to coordinate repairs, installations, and system upgrades, ensuring seamless integration with Building Management System (BMS) controls.

Essential Duties and Responsibilities:

  • Install, inspect, maintain, and repair HVAC systems, including boilers, chillers, air handlers, pumps, cooling towers, and associated controls.
  • Utilize BMS controls to monitor and optimize HVAC system performance, implementing energy-saving strategies and adjusting settings as needed to maintain optimal comfort levels while minimizing energy consumption.
  • Conduct regular assessments of BMS control parameters, identifying opportunities for optimization and efficiency improvements to reduce operational costs and environmental impact.
  • Conduct preventative maintenance tasks according to established schedules to ensure optimal system performance and longevity.
  • Diagnose malfunctions in HVAC systems using troubleshooting techniques and testing equipment, and implement effective solutions promptly.
  • Perform routine inspections of HVAC equipment, identifying potential issues and recommending corrective actions to minimize downtime and prevent major failures.
  • Respond promptly to service calls and emergency situations, prioritizing tasks based on urgency and impact on campus operations.
  • Collaborate with other maintenance technicians and contractors as needed to coordinate repairs, installations, and system upgrades.
  • Maintain accurate records of work performed, including equipment maintenance logs, service reports, and inventory levels.
  • Stay informed about advancements in HVAC technology, industry best practices, and regulatory changes to ensure compliance and optimize system efficiency.
  • Provide technical guidance and support to junior HVAC technicians and assist in their professional development as needed.

Job Requirements: Education, Experience and Skills:

  • Minimum 2 years as an HVAC I or similar position.
  • Must have a high school diploma or equivalent GED certificate.
  • Proficiency in diagnosing and repairing HVAC equipment malfunctions, including boilers, chillers, air handlers, and controls.
  • Proficiency utilizing BMS controls to monitor and optimize HVAC system performance.
  • Strong knowledge of HVAC principles, refrigeration cycles, electrical systems, and mechanical components.
  • Experience with troubleshooting tools and equipment, such as multimeters, pressure gauges, and refrigerant leak detectors.
  • Excellent problem-solving skills and attention to detail, with the ability to prioritize tasks effectively in a fast-paced environment.
  • Demonstrated ability to work independently with minimal supervision and as part of a collaborative team.
  • Excellent communication and interpersonal skills, with the ability to interact professionally with staff, faculty, students, and external stakeholders.
  • Valid HVAC technician license or certification required; EPA Universal Certification preferred.
  • Good hygiene and cleanliness is required at all times
  • Must adhere to the company uniform policy.
  • Maintain a clean vehicle and make the office aware of maintenance issues.
  • Follow rules and regulations as described in the company Handbook.

Physical Requirements:

  • Considerable physical activity. Requires heavy physical work; heavy lifting, pushing, or pulling required of objects up to 50 pounds. Physic l work is a primary part (more than 70%) of job.
  • Must be able to lift and carry heavy items up and down stairs.
  • Must be able to spend significant amount of time outside in all weather conditions.
  • Work environment involves exposure to potentially dangerous materials and situations that require extensive safety precautions and may include the use of protective equipment.
  • Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises.

Salary/Benefits

  • Minimum Pay Rate: $23.45/hour

Job Hours:

  • Typical hours are Monday -- Friday 7:00 a.m. - 3:30 p.m. unless otherwise specified. Any schedule may be adjusted as needed and some overnights will be required with inclement weather events, campus events or campus emergencies. On call work is required as well.
